  • What do I know about the seller and/or their company? How many years have they been developing condominium communities?
    Bruner Realty & Management Inc. is the Selling Agent and manages the development of the community for the seller. Bruner Realty & Management Inc. has developed many high quality communities, creating affordable home ownership opportunities in the Madison area since 1986. The Manors Condominiums, Lexington Condominiums, Hunt Club Condominiums & Sleepy Hollow Condominiums are examples of Bruner Realty & Management, Inc.'s successful communities. Bruner Realty & Management, Inc. is currently developing Stonebridge Condominiums on Madison's east side and Harbor House Condominiums on Madison's west side.
  • Will the seller also manage the association?
    Bruner Realty has been contracted to manage the association. Bruner Realty & Management Inc. currently manages eight condominium associations and their expertise in real estate and relationships with local vendors allows them to perform high quality, efficient and cost effective management.
  • Does the condominium association have a reserve fund?
    A reserve fund is established for all the condominium associations managed by Bruner Realty. The reserve fund is set up to provide a large sum of money to be used for any further repairs deemed necessary by the condominium association. Every buyer will contribute money into the reserve fund at closing (an amount equal to the sum of two months of condo fees). The seller also contributes $1,000.00 into the reserve fund for every condo sold. Many developers do not set up a reserve fund to protect the association, but this is something Bruner Realty is adamant about setting up so condominium associations do not experience financial strain upon completion of the communities.
  • What renovations will be made to the condominium for sale?
    At Harbor House Condominiums, each home includes new carpet and vinyl flooring, new appliances (range, refrigerator, dishwasher, over-range microwave & full size washer and dryer), new countertops, new window coverings and fresh paint. . Decorator packages are available so that you may customize your own home and you may upgrade to laminate wood flooring or ceramic tile for an additional cost.

    At Stonebridge Condominiums, each home includes brand-new windows and patio doors, new light fixtures, new carpet and vinyl flooring, new appliances (range, refrigerator, dishwasher, over-range microwave, and A/C unit), new kitchen and bathroom cabinetry and countertops and new window coverings.     At Harbor House, the developer has replaced all roofs, gutters and downspouts. Siding repairs have also been made where deemed necessary. New overhead garage doors and transmitters have also been replaced in all condominium buildings.

    At Stonebridge the developer has replaced all building downspouts, repaired roofs where necessary, updated exterior lighting fixtures and installed security cameras in the driveways, underground parking areas, and in the fitness center and pool area. New overhead garage doors, entry doors, and intercom systems have also been replaced in all condominium buildings.
  • What updates will be made to the grounds?
    At Harbor House Condominiums, the developer continues to make landscaping enhancements including tree trimming, fresh mulch and new plantings. The developer has completely replaced and seal-coated the driveways and parking areas throughout the property. New pool decking, tile, fencing, and tables and chairs are also updates recently made at Harbor House along with the resurfacing of the tennis and basketball courts.

    At Stonebridge Condominiums, the developer has made many updates to the landscaping. This includes repairing/replacing rock walls and replacing all areas where needed with new sod, plantings, trees and fresh mulch throughout the property. There are also park grills and picnic tables located throughout the green areas of the property for residents to use. The developer has also repaired parking areas and sidewalks (where needed), including: new curbs, pavement, and cement repairs. A new wooden fence was installed on the north property line, and the Stonebridge pool has also been completely renovated.
  • What will my condominium fees pay for?
    As a member of the Harbor House Condominium Association, your Condominium fees pay for: Water and sewer, softened water, common area maintenance, lawn care, snow removal, trash & recycling removal, pool maintenance, fitness center maintenance, professional management, insurance and reserve fund contributions.

    As a member of the Stonebridge Condominium Association, your Condominium fees pay for HEAT, hot water, water and sewer, softened water, common area maintenance, lawn care, snow removal, trash removal, pool maintenance, fitness center maintenance, professional management, insurance and reserve fund contributions.
