Will the Seller also manage the association?

Bruner Realty & Management Inc. has also been retained to manage the Condo Association. Bruner Realty & Management Inc. currently manages over 900 units in 8 associations and their expertise in the market and relationships with local vendors allows them to perform high quality, efficient, cost effective management.

What renovations will be made to the unit for sale?

At the Stonebridge Condominiums each unit includes brand-new windows and patio doors, new light fixtures, new carpet and vinyl flooring, new appliances (range, refrigerator, dishwasher, over-range microwave, and A/C unit), new kitchen and bathroom cabinetry and countertops, new window coverings. All interiors are totally repainted including doors and trim.

What renovations will be made to the exterior of the buildings?

At Stonebridge the developer has replaced all building downspouts, is repairing the roofs (where necessary), erected many new lighting features to light up the property and has installed security cameras in the driveways, in all the underground parking areas, and in the fitness center and pool area.

What updates will be made to the grounds?

At Stonebridge Condominiums the developer is constantly enhancing the landscaping. This includes: repairing/replacing rock walls, replacing all areas where needed with new sod , new bushes, plantings, trees and fresh mulch throughout the property. There are also park grills and picnic tables spread throughout the green areas of the property for use by condominium owners. The developer has also repaired the parking areas and sidewalks(where needed), including: new curbs, pavement, and cement repairs. A new wooden fence was installed on the north property line.

What will my condo fees pay for?

As a member of the Stonebridge Condominium Association your condo fees pay for: HEAT, hot water, water and sewer, softened water, common area maintenance, lawn care, snow removal, trash removal, pool maintenance, fitness center maintenance, professional management, insurance and reserve fund.

Does the Condo Conversion have a Reserve Fund?

A Reserve Fund is being established for the Stonebridge Condominium Association. The reserve fund is set up to provide a large sum of money to be used for any further repairs deemed necessary by the condo association. Every buyer of a Stonebridge Condominium is contributing money into the reserve fund (an amount equal to the sum of two months of condo fees) PLUS…The seller is also contributing $300.00 into the reserve fund for every unit sold (there are 301 total units). Many condo-conversions do not set up a reserve fund to protect the association.
